Based in our offices in central London and East Croydon, PRE Chartered Surveyors have a dedicated Rights of Light department serving all of the UK. We break down the complex area of Rights of Light law, delivering clear advice which maximises development site potential. We also offer independent Rights of Light advice to neighbouring property owners who will be affected by proposed developments, sympathising with their concerns, but also delivering best value. Along with Planning, Rights of Light can be one of the greatest constraints on development potential in built-up areas. With a practical and creative approach, our Rights of Light surveyors always take account of the commercial opportunities as well as the limitations. We work with architects, developers and occupiers to identify clear and proactive strategies. Daylight & Sunlight
Consideration of the daylight, sunlight and overshadowing impact of a new development on neighbouring properties can determine the amount of massing available on a site. Equally, designing for good natural light within a proposed scheme is vital to ensure the proposed accommodation is of good quality. At PRE Chartered Surveyors we look to solve daylight and sunlight issues with innovative solutions that optimise retained light, whilst maximising the value of the development. Our services include the detailed analysis required by an Environmental Impact Assessment for large developments and the production of Daylight, Sunlight and Overshadowing reports which cover the level of light neighbouring properties and proposed residential units will receive. Daylight and Solar Design
The current drive for increased housing provision and the densification of urban environments, particularly across London and other big cities, presents a challenge in terms of balancing amenity within developments, for which daylight and solar design plays a critical role. PRE Chartered Surveyors' Daylight + Solar Design department has developed a series of bespoke services that support architects' and developers’ vision from massing, through planning, to detailed design specification, maximising value and optimising quality of amenity. Our advice is punctual, bespoke to each project and clearly presented through visuals and diagrams. The Daylight and Solar Design team offer a unique set of skills and resources, continually undertaking research in relevant fields to improve its services. The department also comprises a dedicated team to co-ordinate the preparation of ES Chapters on daylight and sunlight matters, from the early stages of scoping through to submission, working closely with environmental and planning consultants to deliver comprehensive reports.
