The challenge
Our client, Diebold Nixdorf, required urgent advice regarding the energy performance of a 74,063 sq ft industrial and warehouse facility. The existing EPC was assessed prior to the 2022 regulatory changes, leading to concerns from legal advisors that a reassessment under current regimes might result in a rating below the target ‘B’ grade. The challenge was to quantify the risk of potential ratings drops and understand the cost implications of necessary improvement works.
Our solution
PRE Surveyors were instructed to provide a dual-stage assessment: an updated EPC to reflect current standards and an EPC+ report to outline strategic improvements. This involved a detailed review of the property’s industrial space and ancillary offices to verify the GIA and assess thermal performance. We provided a clear roadmap to mitigate the risk associated with proposed lease wording by identifying the exact works required to achieve or maintain an ‘A’ or ‘B’ rating.
What we delivered
Updated EPC Assessment
We provided a formal reassessment of the property under the post-2022 EPC assessment regime to provide an accurate current rating. This replaced the outdated advice and ensured the client had a compliant, modern benchmark for the 74,063 sq ft site.
EPC+ Improvement Strategy
Beyond a standard certificate, we delivered a tailored “plus” report advising on specific solutions to improve energy efficiency. This allowed the client to understand the potential costs and technical requirements for uplifting the property to a minimum ‘B’ rating.

By providing accurate data before the acceptance of new lease terms, we enabled the client and their solicitors to reduce the risk associated with landlord-proposed environmental wording.
GIA Verification
As part of the instruction, we undertook an area check of the total 74,063 sq ft Gross Internal Area to ensure all calculations were based on the correct building scale.
